The Square Apartments at Shafer & Grace

This project entailed the new construction of a 171,000 square foot, 12-story mixed-use building at Shafer and Grace Streets in Downtown Richmond. The project added 152 class-A apartments to the urban fabric within VCU’s Monroe Park campus and 3,200 square feet of retail space on the ground floor. It included a 59-space parking garage (32 spaces below grade), a rooftop clubhouse, fitness center and multiple roof decks (on the second floor and the top two levels).

The structure is comprised of two levels of cast-in-place concrete supporting 11 floors of load-bearing, light gage metal framing with concrete slabs on long-span metal decking, and vertical circulation cores with concrete shear walls. The exterior cladding consists of aluminum storefronts and windows, aluminum composite panels, metal siding, brick veneer, and a thin-brick system with drainable backing panels. The apartment levels include exposed, decorative concrete floors and other unique finishes.

In addition to this mixed-use project, KBS also constructed the 912 West Grace Building immediately adjacent to this project. 912 West Grace is a 90,000 square foot, 7-story office/administration building with 1st floor retail space and below grade parking for 35 cars.
