Grace Street Center, located at 912 West Grace Street near Virginia Commonwealth University’s Monroe Park campus, is a seven-story, 90,000-square-foot mixed-use building.
A 4,200-square-foot Wal-Mart On Campus concept store is located on the first floor. The store offers a full-service pharmacy, school supplies, electronics, typical convenience-store groceries, some clothing and school-specific gear. Half of the first floor serves as a parking garage along with the lower level, which opens into the adjacent Shafer and Grace parking garage, to accommodate 35 vehicles. The remainder of the building is utilized by Virginia Commonwealth University. The second and third floors contain global education classrooms and faculty offices while the upper four floors house departmental offices for the Division of University Relations, the Global Education Office and the Office of Procurement Services.
The structure includes conventional structural steel framing and bar joists supporting concrete slabs-on-metal deck and light gauge metal framed partitions and ceilings. The below-grade parking garage includes cast-in-place concrete foundation walls which were poured against on-line sheeting and shoring systems. The envelope is a combination of conventional masonry veneers, thin brick, aluminum composite panels, metal siding and glazed aluminum storefront systems that integrate well with the adjacent 11-story building which KBS built concurrently with this project.
